2026 gain return adds forestry allowance for forest-owning entity shares
The 2026 return 2048-M-SD for gains on movables and property-company shares adds a forestry allowance line: individuals selling shares of entities holding forest stands cut income tax by €10 per holding year per hectare.

Sellers of movable property and of shares in property-preponderant companies (sociétés à prépondérance immobilière) and fonds de placement immobilier units declare their gains on the 2026 millésime of return n° 2048-M-SD (Cerfa 12358*19) with its notice 2048-M-NOT-SD (Cerfa 51955#09). The return covers income tax on the gain (CGI, art. 150 UA, 150 UB, 150 UC-II and 150 UD), the levy due from non-residents (CGI, art. 244 bis A) and the tax on high gains (CGI, art. 1609 nonies G). Boot up to 10% of the nominal value of shares received in an exchange stays taxable in the year of the exchange, capped at the gross gain (line 212). Sellers domiciled, established or formed outside the EEA, or in an EEA State that has no administrative-assistance and recovery conventions with France, must designate an accredited representative in France once the disposal exceeds 150,000 €; the representative undertakes under article 244 bis A to pay the levy in the seller's place and under article 990 F to pay the annual 3% tax of article 990 D where the seller is a non-EU entity liable to it. The high-gains tax applies above 50,000 € of net taxable gain after the holding allowance, assessed on spouses separately for jointly sold community property. With a deed subject to compulsory registration the return is filed at registration, on pain of refusal of the formality; otherwise it is due at the registration service of the seller's domicile within one month of the disposal.
