An appeal can be filed only after the property taxation for the year has ended — for 2026, between June and October, or May for entities. The general rule is three years from the start of the year following the tax year. If the last day falls on a Saturday or Sunday, the deadline moves to the next business day. An appeal filed in OmaVero must arrive by 23:59 on the due date; a paper appeal must reach Verohallinto by 16:15. Both individual and business customers use the same guidance, and a paper filing goes on form 3353 or as a free-form application stating the appellant, the property identifier, the tax year, the change sought and its grounds.
The tax must be paid by its due date even when an appeal is pending; unpaid tax accrues late-payment interest. A payer in difficulty can seek a payment arrangement or a ban on enforced collection. Enforcement can be suspended in full, keeping the tax out of recovery, or limited, and interest still accrues during the suspension. If the appeal is rejected, the suspension ends and the unpaid tax may go to recovery. An appeal can always be filed at least within 60 days of receiving the decision, and Verohallinto may extend the correction period by one year, or six in highly exceptional cases.
Verohallinto may also correct an assessment on its own initiative within the same three-year window, for example on later-received information, producing either a refund or additional tax. Check the decision for the tax year, diary the table date, and file in OmaVero before the clock runs out. The rules are stated in Verohallinto guidance Kiinteistöveron oikaisuvaatimus, with the form-3353 filing requirements in Paperilomake 3353: Kiinteistöveron oikaisuvaatimus.
Diary the table deadline for the tax year and file the appeal in OmaVero before it expires.
